How a dock seal works

The trade-off is that the seal pads intrude into the door opening. On a standard trailer this is not a problem. On a wide load, or where a forklift needs the full door width, the intrusion becomes a working constraint. Compression also means wear: pads are consumables and need replacement on a cycle.
How a dock shelter works
A shelter uses a frame with flexible curtains or a fabric hood that surrounds the trailer rather than pressing against it. Contact is light, so the full door width stays usable and the equipment tolerates a much wider range of vehicle sizes and approach angles.
The trade-off is closure quality. A shelter does not achieve the same airtightness as a compressed seal, so in a tightly temperature-controlled environment it may not be sufficient on its own.

Practical points that get missed
Check the door and dock dimensions against the trailer range before specifying, not after. Consider approach angle: docks with restricted maneuvering space see more angled arrivals, which are harder on seal pads. And confirm what happens at the base of the opening, where the largest air gaps typically remain regardless of which product is chosen.

This is a comparison question, and buyers search it as one. A page that explains the trade-off honestly, including where your own product is not the right answer, tends to earn more trust than one that presents a single option as universally superior.
